100% agree. It was 93F yesterday and no sight of bugs, which is usually crazy at new construction. I believe the brook is a good bit away from the BSL anyways.
And in reality, gnats and mosquitos are unavoidable no matter where you are since we have water less than 20 miles away on all sides haha

Massive projects all summer.
Interior has been painted, electrical service replaced, fixtures hung, and Brandi's and my possessions integrated (i.e., bachelor pad redecorated into a respectable establishment). We still have some minor finishing to achieve inside, and then new exterior doors and storm doors to hang. The house is too messy for interior shots what with a new dog and an impending getaway to Telluride. Heck, the house is too messy for exterior shots with the ongoing work too.
Painted the exterior, erected two fences and sealed most of one (need to finish both), added porch and garage lighting, as well as additoonal side and back yard flood lighting.
Removed hundreds of pavers, used some to floor a forthcoming lean-to shed for garden equipment along an unseen narrow portion of the yard and others to pave our garbage and recycling bin storage, the remainder are for now forming a wall on the patio (you hiring, Trump?) you can see in the images of our excavation of several tons of earth and some old buried concrete and sand to make room for flagstone on top of a gravel and sand base. This also required removing some of the sprinkler system since the new patio will cover what was grass before. We'll also have a pergola with market lights and plenty of furniture, including a fire pit and seating as well as a dining table and other areas.
Next year, a raised garden goes in.
For now, I'm anxious to get my back yard looking respectable again. Our schedule makes this difficult: there is always something fun to do in Colorado. Interior is closer, but our deadline for all of it is mid August.

We got more insulation. Pretty soon it will start looking like real house.

Good call on the spray foam @Chris! We're really happy that we went that route on our place. We've never had an electric bill over $50 since we remodeled, mostly due to the spray foam and new windows.
This is the latest iteration of our garage apartment project. After multiple meetings with the city, it seems like we should be able to get a permit as designed. It should end up around 725 square feet with a loft space. As per the city, we can't build out a kitchen due to it being an "Accessory Structure" as opposed to an "Accessory Dwelling Unit" in the city's eyes. We'll probably try to just build out a modest kitchenette at a later date. It will have a nice sized north facing deck with a living wall surrounding it.

Sometimes planners actually like additions to listed buildings to be modern, so that you can see the break between the original structure and the extension.
I like this addition to a terrace in Delft. The glass structure echoes the shape and proportions of its neighbour, but isn't trying to be an eighteenth century building.
I'm not sure that would fly in a British conservation area, though.

I´ve done Additions to old Buildings like the one on Graemes Picture a couple of Times, most Recent to a small Hotel from 18XX and the Administration quite liked it not to say he was exited to see it coming along nonetheless i´d love to plan a Addition like Giles, I never did a full Brick Construction to date, luckily or not, depends on the view, I have a couple of decades to go before I can take my Hat and hot the Armchair so it will most likely hapen sometime.

Well, a two year journey is coming to a close. We finally got a contract on our house after taking it off the market for a while and moving to. New company. Luckily, we didn’t have to wait long - 32 days from Launch into the System to a signed contract.
The hardest part, however, was deciding where we would go. We had originally set our sights on upgrading to a larger home, but we have always been called to a certain area, where the prices have kept us from seriously looking.
My wife and I agreed that we would not only make the move from a Planned Community neighborhood to a neighborhood in the downtown area of the city south of us (Fairhope - names the best small city according to Southern Living), but also try out a new living experience.
Our contract was signed last night on a renovated 1978 modern tri-level that has been updated with industrial craftsman features.
Horizontal plank siding, tall columns, and an upper level balcony overlooking the 265 foot deep back yard will make this a fun, but curious living experiment, as we will be leaving our 2,600 home and moving our twins and two dogs into a 1600 sf cottage.
Moving day is set for August 9th, so if I’m not on the forum as much, I’m probably packing and wondering what the hell we will do with all of our stuff.
Anyways, so those interested, here are some photos of the new place.
