        No interior photos, every window boarded up, needs a total remodel and renovation, "only" $695k!

        But you can "Build a 2nd Home in back, sell it and get back the money spent to remodel the front home."

        Seems like sketchy math and logic to me, but then I'm not a real estate agent, so what do I know?

          @Appfaff Ha, no, that was another house in equally rough shape that was even more expensive.

          @Chris That's a good selling point to tell clients that have never experienced the level of hell where the CoA permitting and review department resides.

            OK, Adam @Appfaff , I'll post my kitchen photos here that I mentioned to you earlier. All appliances Jenn-Air, from 2011, so far no issues. Cook top has a griddle in the middle, and no down draft vent.

              I should have also mentioned, builder built the cabinets, I was basically given a clean slate to do any thing I wanted in the kitchen, of course as long as I was willing to pay for it. It's my second favorite space in my house.

                          At the front entry of the house, there's a large window looking into the back yard. I'm trying to talk Julie into letting me decorate my workshop like this, so that it's the first thing you see when you come through the front door.

                                  In Houston, we were in a neighborhood called Oak Forest (north of 610, between 290 and 45) and technically had an HOA, but it was pretty inconsequential.  We did a serious renovation/addition and they only asked for one relatively minor change.

                                  Now we're in San Antonio, in the greater Alamo Heights area, and there's a homeowner's "association" in the loosest sense of the word- no restrictions or enforcement powers.  At least as far as I know…

                                    Solid - can’t wait to see the finished product.

                                    Went and checked out a new prospect yesterday. One of my “wish list” items was a nice kitchen and an outdoor living space.

                                    It’s a bit trendy, but fits well into our coastal design that we like.

                                    Downside is the backyard is tiny and 1/2 of it is protected wetlands (kinda cool, kinda annoying). Luckily the lot next door is for sale, which leads to all sorts of possibilities.

                                        100% agree. It was 93F yesterday and no sight of bugs, which is usually crazy at new construction. I believe the brook is a good bit away from the BSL anyways.

                                        And in reality, gnats and mosquitos are unavoidable no matter where you are since we have water less than 20 miles away on all sides haha

                                          Massive projects all summer.

                                          Interior has been painted, electrical service replaced, fixtures hung, and Brandi's and my possessions integrated (i.e., bachelor pad redecorated into a respectable establishment). We still have some minor finishing to achieve inside, and then new exterior doors and storm doors to hang. The house is too messy for interior shots what with a new dog and an impending getaway to Telluride. Heck, the house is too messy for exterior shots with the ongoing work too.

                                          Painted the exterior, erected two fences and sealed most of one (need to finish both), added porch and garage lighting, as well as additoonal side and back yard flood lighting.

                                          Removed hundreds of pavers, used some to floor a forthcoming lean-to shed for garden equipment along an unseen narrow portion of the yard and others to pave our garbage and recycling bin storage, the remainder are for now forming a wall on the patio (you hiring, Trump?) you can see in the images of our excavation of several tons of earth and some old buried concrete and sand to make room for flagstone on top of a gravel and sand base. This also required removing some of the sprinkler system since the new patio will cover what was grass before. We'll also have a pergola with market lights and plenty of furniture, including a fire pit and seating as well as a dining table and other areas.

                                          Next year, a raised garden goes in.

                                          For now, I'm anxious to get my back yard looking respectable again. Our schedule makes this difficult: there is always something fun to do in Colorado. Interior is closer, but our deadline for all of it is mid August.
