            for some reason i thought you are at the beginning of building it, sry…and i really hope my questions didn´t offend you in any kinda way, cuz they really shouldn´t!
            it´s just that working with that much wood is nothing we (germans that is) are used to, when building/renovating a home! in germany almost 90% of the houses are build with brick walls...that´s why i´ve asked!

                i can feel you on this one…i live in an almost 200year old farmhouse and if i would be the one to decide, i´d tear that thing down to the ground and start allover again, instead of fixing every god damn thing of it! it really is a pain in the ass sometimes...

                  I hear you there.  I've got my work cut out for me as well.  Ultimately, it probably would have been less expensive to start from scratch but I would've had to jump through even more hoops to meet code.  Besides, I would hate to take too much away from the character of the house.  The house is 74 years old, I'm the second owner (the guy who built it was a dam builder who lived in the house until he was 95) and everything on the interior and exterior is wood.  I've been slowly dismantling everything trying to reclaim as much wood as possible to be reused during the renovation.  I'm hoping to have everything done by the end of the year which is realistic barring any major issues.

                    Clint, I love the renderings and your emphasis on using the reclaimed wood.  Please keep this thread updated with pics as the transformation unfolds, and best of luck on meeting your goal.

                        Ha!  I'm pretty sure you'll win.  Everything seems to be holding me up right now.  The city code enforcement has a 2+ month backlog so it will be a while before I can even get permits.  At least I will have time to finish out the demo/dismantling work.  After that, we're looking at 4-6 months of construction.

                        What do you have in the works?  Total renovation/remodel as well?

                            yes ours is a total reno, to the point of tearing off the small 2nd story to raise the ceilings and open the floorplan

                            out here in red state country we don't tend to have too many code issues

                            I'd be ecstatic if we were done in 6 months… but we've owned it going on a year now already

                              I just hit the 4 year mark in mine last month.  I had roommates the first three years and I just got my sister and her boyfriend out last year.  Housing in Austin is very hard to come by so any time I had a room open up, I had people coming out of the woodworks wanting to move in.  I wish I would've learned to say no a long time ago.  I had to learn that lesson the hard way.

                                4 years wow, not married though right? for us the real work is just beginning and the wife and I are on the verge of killing each other

                                  We're not married yet but we'll be taking the plunge once the house is done and we can actually afford it without stressing too much.  We've had our fair share of fights but one saving grace is that she has an apartment so we're not trying to live in the house while remodeling.  I couldn't even imagine trying to go that route.

                                    We've been doing a simple remodel: floors, tile, granite, appliances, paint, etc. for the past few months. We just moved in, and it feels frickin' amazing. Still have everything in boxes, but once it gets unloaded, I'll get some serious photo bombs.

                                    Lori's "pro" kitchen.

                                    Working on the master suite.

                                    Got this 300 pound Xi'an warrior up the stairs.

                                    Fat dudes need good clothes too.

                                      Yeah, living in a construction site gets tense.  Luckily, when we did our home improvement project, we were only home sporadically.  We stayed with Julie's parents for a few weeks, which had its own challenges.  Then construction moved to the back yard and dragged on and on.  Not for years, though.  That's forever.

                                            Chris, what all did you have done at your place?

                                            I've been seriously working on it for the last 6-9 months or so.  We went back and forth on plans and details and on and on but it looks like we've got a pretty solid plan in place now.  Now, we just need to make it happen!
